How mortgages work in Poland

Variable PLN loans have historically used WIBOR plus a margin. Poland is reforming benchmarks: POLSTR has been selected as the long-term successor, while WIBOR continues for many existing contracts under extended timelines. Confirm which index your contract uses and enter the combined rate manually.

How the calculation works

Loan amount is property price minus down payment. Monthly payment uses the standard amortizing formula on that principal. LTV is principal ÷ property price. Taxes, insurance, and fees are not included in the base estimate.

Country-specific modes

When you select a market, interest structures come from the shared financial-market configuration (fixed, variable, tracker, ARM concepts, Canada term vs amortization, and more). Official reference indexes are loaded only when verified; otherwise enter them manually. Your contractual rate is typically reference + lender margin.
